Still here, what would you do?

Well, I am now assuming that the commercial deal that we had agreed upon is dead, because my partner has not responded to my calls and we had a monetary deadline of two weeks ago. My partner was going through some FINANCIAL issues (which is why he wanted to do commercial) but he also was making ends meet w/doing short sales. In fact, I have an interview of him here.

So I am STILL STUCK, I am thinking of creating a product giving folks the simple knowledge of commercial real estate investing and perhaps with this knowledge, I will be able to partner with some to do commercial deals. Yes, I WILL NOT GIVE up..

I believe that each person paths are purposeful, even IF we may not like the result of taking that path. We live and learn. We try and fail or SUCCEED. I will keep trying until I succeed at this real estate life, UNTIL I cannot try anymore..because I consider the opposite: to take a JOB and live under budget and under paid and hoping for something better. I just can't, I will NOT do it..WHAT would YOU DO?

I just had to post this..from one of my Emails I send out for another company..

I just came back from a great trip visiting my wonderful Christian Mother-in-law..(yes, I did say it was “wonderful”), in West Virginia as she was celebrating her 81st birthday. As you can imagine, it is a MILESTONE..to live 81 years and this lady STILL DRIVES..It is downright inspirational to see this woman of 81, who has 10 children, 32 grandchildren and 10 or more great-grandchildren, live her life with such wisdom and grace…
She was telling my husband and I that SHE does not worry about things in life..She has learned an important lesson, she said:

Don’t let life GET YOU DOWN, YOU GET IT DOWN….
She was talking to my husband and encouraging him, NOT TO:
Worry about the car
Worry about the house
Worry about LIFE and HOW things will all work out..because everytime, life throws a difficulty, “get it down” by OVERCOMING IT..
THEN, I realized, THIS is why this little ole’ lady has few health problems, still is physically ACTIVE and is CLEAR of MIND..because she learned one of the biggest principles of SUCCESS: OVERCOMING..

See, RIGHT NOW..many people are quitting life…They are just downright leaving life in fear of what "may happen" to them,and just a short time ago life was seemingly FOOLPROOF.

Wow a lot has changed

75 days ago I wanted to change my life. 80 days ago, I decided for the millioneth time that I was going to do something different, finally BE successful and stop being a WIMPETTE. 75 days AGO….

Seems like a long time ago, an eon even. I POSTED ON THIS very BLOG what I WAS ON a LIFE CHALLENGE a challenge to FINALLY GET my businesses on TRACK and to FINALLY SAY I have what I want out of life or at least I am on the right track. And the burning question that everyone has is…DID YOU, DID YOU CHANGE YOUR LIFE?........

Well….um…YES……and not quite


 

YES in the sense that I am at a better place with my GOD. I now have reset my life with Christ. I feel that I was not GIVING CHRIST all that HE deserved from me and I am so glad that I have made a U-Turn in my prayer and study life. Besides, what good is it to "gain the whole world, and lose your soul" NONE, I tell you NONE…

I say: YES, I have managed to get my FIRST 15 LBS OFF and am now concentrating on losing 1-2 lbs per week. I am MUCH BETTER IN MY EATING..I NOW HAVE a schedule that I keep with my exercise and I am concentrating on eating right. I have FINALLY developed a support group around this: divacountdownag@yahoo.com, where we post our eating and encourage one another..THIS IS BLESSING!!!!! In my six years of trying to LOSE weight, I have NEVER gotten THIS FAR for SO LONG..

YES, I have changed my understanding about BUSINESS and MARKETING. I am learning how to make ANY BUSINESS SUCCEED online. I have read Dan Kennedy books on Entreprenuership AND Time Management, I am now on 4-hour WORK WEEK, by Tim Ferriss. I would have NEVER gone through these books in 75 days BEFORE, but I am HuNGRY and I AM READY….. I am also THANKFUL….

Thankful to the xl challenge for providing me the opportunity to "get real" with myself. REALLY assess my weaknesses and PLAN for better use of my strengths. I KNOW that I am well on my way to success.

Which brings me to the "not quite" part. I wrote:

I made 20k..not quite

My marriage is completely changed..better but, not quite

I lost 70 lbs..ummm not so much

So I am NOT YET at the heights of where I stated I would be at the end of 90 days, but I am FURTHER ALONG than I HAVE EVER BEEN IN MY LIFE for achieving the right results for my life. A lot has changed..Alot more will change…even in Commercial Real Estate..

Oh by the way, WE SIGNED A CONTRACT FOR ON OF OUR OFFERS..an apartment building in Baltimore, where we are assuming the note, yippee….now we need to complete raising the funds.. which we have 60 days to do..LET'S GO…. I CAN'T WAIT.. So much has changed..

Strengthening Your Core

I recently took a Pi-Yo class at my local gym and was filled with consternation and feeling like a dunce. As I was moving my body slightly back and forth, this way and that, ever so slightly, with the soft music playing in the background, I realized that this was the HARDEST things I have ever done..

Many times my mind kept going to "I'd rather take a hard-hitting, cardio pumping, heart rate monitor beeping class, than do THIS"…This slow moving, mind freeing, movement of Pi-Yo that is not aimed at the Race track hurdlers of the world, but rather the Cross country runners. The type of exercise that is meant for strengthening of the body, not just in the burn calorie or even muscle lifting way, but deeper more internal. This class is meant to strengthen my core. My most intimate muscles (my trunk and pelvis), that gives greater stability, a center of gravity, and a better brace for my back.

As I ponder this, I think about my core as my foundation, the area from which every other muscle can work together in harmony. Yet, it is sometimes neglected because it does not directly relate to an inch lost, or a pound shed, but rather the proper WAY to lose an inch or shed a pound.

We have cores in all other areas as well, and the basic premise is if we continue to ensure that our foundation is SOLID, then everything else will continue to be in harmony. Conversely, if we are finding difficulty in our various activities, it usually can be easily traced back to neglect of our "foundation", our core.. So what is the foundation of successful Real Estate Investing

Advertise your service, find motivated sellers, negotiate a price that fits your exit strategy, fund the deal and make money. Many times, as investors, we get caught up in one of the pieces that we are not good at, or we do not want to do and ALLOW that to DELAY the process. I am learning instead to see how I can systematize and automate the process. It is not as if I do not know what will happen next, the process is as old as investing, even IF the next "guru" has the latest and greatest way, it still does not reinvent the investing wheel, its "core".

So right now, I am NOT making money in real estate investing. I have the right attitude, I understand the process, but SOMETHING has to be wrong with my CORE, something is NOT right. I am missing the mark that I MUST get right, in order to BE RIGHT..I do not have the answer, but be sure, that I am LOOKING..I will tell you when I find it and FIX it.

So what is not working with YOU? What activities do you keep trying, but just does not seem to work? Are you not only doing what you think is best, but what is RIGHT from the foundations? Look at the core of the matter, you will surely find the answer.

Slow and Hard!!!

Well, it is the end of another week and I am once again trying to figure out what has happened on the commercial investing side of my life..I plan on doing a video blog of things I want to "account for" and show my growth in, but I HAVE YET to make up my "accountability list". This is LOL!!! I want to be more effective, yet, I procrastinate on the things that will make it more effective..This is a life lesson of slow and hard.

I understand that success does not necessarily have to be HARD..it is based on your belief system. If you believe that you MUST have HARD WORK and blood sweat and tears all the time to achieve success, then that is how your success will come to fruition. BUT..if you believe that success can come "easy and plentiful" then that is how your success will come..

NEEDLESS to say, I want to be on the "easy and plentiful side"

I will say this though..I am learning key components to achieving success in any area:

The First is: Modeling or imitation. Modeling was emphasized in one of the success books(No BS series) by one of our wildly affluent gurus, Dan Kennedy, as a "must" for those who are seeking success.

As I find successful people, I need to "model" what they do..this concept is as old as time. In fact, even in the Bible, the Apostle Paul urged his ardent followers to "Imitate me as I imitate Christ" which basically stated to those who wanted to know Paul's "secret" to growing in God, they did not have to ask him, or read anything, they just had to IMITATE. So as I see others who are extremely successful, I HAVE TO LOOK to imitate them, with the distinction of not wanting to "be" them or "compete" with them, just imitate, do what they do (within reason of course) and the more I do what they do, think like they think, I will BE HOW THEY ARE…

Now I SEE, this is the direct purpose of coaching and mentoring, because it opens up an arena of success for anyone who wants to learn it from someone who is "doing it"..

Here comes the problem:

How many times have you(or someone you know) sought a coach, a mentor, or someone to help you out in an area that you are weak and then argued with them or discarded their advice?

Isn't that just "dumb"!

Who says to someone that they need help, then reject it? That fact makes me realize that many of us at our very core may be selfish beings who just want to hear what is pleasing to us, and we would rather be validated by what is false, than to be pruned by what is true..

Which brings me back to my point..that type of self-pleasing thinking brings us further from success, than toward it.

The lack of adhering to the imitation principle makes success in an area "slow and hard"..

I know that in order to get moving on my millions in commercial real estate I need to find more properties, talk to more sellers, get more offers, but instead I am sitting here wondering why I haven't got my millions yet..

Of course, I haven't got my millions BECAUSE I have not found more properties, talked to more sellers and sent out more offers..You see my point? I need to go faster and I will start with:

Finding "easily and plentifully" more property and do my video..Target dates Monday..talk to you soon.

Here we go, still looking

I spoke to one of the agents of the sellers because they have just lowered the price..we will see if it all works out. But until then, I am still looking, still searching, still waiting for the ONE. At the same time STILL needing to do the things that need to be done like my: WEBSITE, MY BLOG, MY PAYPERCLICK and MY INTERVIEWS. Whew, what a life.

I am learning though that:

Life is about building momentum and allowing the pipeline to overflow..but the TEST comes: As Dan Kennedy put it "Success TESTS you..to see if you are worthy"..I read in Dan Kennedy, first NO BS book, that he remembers being broke, having to reassure many of his investors, vendors that everything would be okay. He said that those were some of the worst times of his life..

NOW, he is on the other side. The side I would like to be on..But let me say this...

I do not want wealth for the purpose of money. I WANT WEALTH for FREEDOM..I want to be able to do what I want to do, when I want to do it. I want to be able to give to my church and others WITHOUT wanting to GIVE MORE..I want MY SON to live a life that is not limited by MONEY..Can I do that? YES!!!!!! I believe, and I know that believing is half the battle..next, I just need to plant the seeds for growth and wait, and plant and wait..so like I said...still LOOKING..

THIS IS MARKETING 101

Did I mention in ALL OF MY VIDEO BLOGGING and Internet Marketing that my ENTIRE commercial deal that WAS ACCEPTED, BLEW UP...this past FRIDAY. With one nice little email, the seller said

"Let's put a hold on things................I'm not sure that I want to sell now. We can keep in touch every month or so"

WHAT?

I guess we will send him a follow up email next month, "checking up". I will not be so foolish as to be insulted enough NOT to follow up but once again, I am saddled with the truth of .. NO PAYDAY for ole' Lisaaye, at least not yet.

So here I am, because I have a small marketing budget that is not consistent, having to start my marketing efforts OVER AGAIN to GET ONE MORE motivated seller. Here are my stats so far:

Since I have begun, I have:
Looked at 1200 properties
Created 30 contracts
Had 3 contracts accepted and then denied
NO DEAL

Closed NADA..which brings me BACK to the title of this blog..commercialinthetrenches. This is the nitty gritty not from the "guru" or the "student who made 30K in 30 days, but the REAL LIVE DEAL, from ME TO YOU..

So for EVERY 40 properties I look at, I have to do at least one contract
For EVERY 400 properties I look at, I will get ONE CONTRACT accepted
NOW the number is HOW MANY CONTRACTS DO I NEED TO GET to MAKE A SALE?

I don't know..that is marketing 101

This is the end of this blog......

Well the end of it as it is currently. I will take up my NEW adventure and try to conquer VIDEO blogging.. this is my TRIAL..Shsssh. I am not showing anyone until I get this thing right. But I WANTED to see what you thought. It is my introduction to how I want to change my life and the steps I am using to do so...IF you ask me, I do not need such a big close up. I probably will take this down and put up the one I finally settle with, but for now I am just playing with the LOOK And FEEL.

Did I mention that I am on a great BIG LIFE CHALLENGE!

Just taking a break talking about commercial investing to talk about something that indirectly affects it..MY WEIGHT. In addition to working hard to get my first commercial deal..I am working extremely hard to lose weight and to lose weight. I have gotten to the point where I exercise at least 4 times per week. NOW I have to work on my weight.


I happen to believe that if you look better, you feel better, if you feel better, you do better, if you do better, you MAKE MORE MONEY.. so in order for me to make more dollars. I have to get to "look better part"..So I am taking a quick break to say what my 21 REASONS are for MAKING MONEY..indirectly of course..
Twenty-One reasons I gotta be FIT and HEALTHY because
1. Cancer runs in my family
2. I want to have a second child and be at a healthy weight
3. I want to look good when I post my video for my website
4. I want to look good for a reunion with my high school friends this summer
5. People who are fit, feel, better and look better. I want to be one of those folks
6. I like to be active, I have been all my life
7. I want to be a great example to my son
8. I want to defeat my bad eating habits
9. I want to be able to show others how to win at weight loss
10. I want to have a plan and ACTUALLY follow it through for once
11. I need the confidence of being victorious, instead of the feeling of defeat
12. I want to be able to shop in the regular segments of the stores and not go to the xl section
13. I want my legs to stop aching from weight gain
14. I need to be able to take my wedding ring off and on without my ring finger swelling
15. I am tired of being and feeling tired all the time
16. I am tired of seeing myself in mirror and shaking my head
17. I am tired of looking at my facebook picture and saying, that picture was too many years ago, if people could see me now!”
18. I want to not be embarrassed about my body with my husband
19. I want to take a belly dancing class without such a big belly
20. I want to fit into juicy couture wear (only avail in sizes small-med-large)
21. I want to be so fit I could teach a turbo class or run a marathon…Changes I need to make:
Ensuring that each week I completely prepare my meals and write THEM DOWN even snacks down to the protein, carb, fat intake to understand my caloric intake and exercise intake
To find an accountability partner that we will compete to EAT the right thingsTo ACTUALLY USE the HEALTHY MENUS in the HEALTHY BOOKS that I have purchased about 8 in all at approx 20*8=160 bucks..

Still waiting.

Okay, okay. I have a signed Letter of Intent according to my partner. BUT like I said before I am STILL waiting...now mind you..I am new at this...I am sure that as I make my millions, I will become WELL automated. But for now, I have to keep cranking things out by hand..

SO, I am still waiting, still waiting for us to:
1. Get a contract to the seller and have our lawyers fight it out (of course, it is not my lawyer, but my partners) this is a GENUINE JOINT VENTURE project...one where I do the LOI's, Business Plans and general set-up and he does the negotiations and provides the knowledge of buildings and such..
2.Get a site visit in, and actually SEE the property..The last one we ACTUALLY SAW..needed HELP. The property had not been managed by the owners properly, there was trash everywhere. THE janitors that should have worked there(there were supposed to be 3 of them) were NOT working..AND we found out that it had a PVC pipe problem worth about 400K to fix..

So, I am still waiting FOR ONE deal, just ONE to go all the way through..I will keep you posted..

My 3rd ACCEPTED OFFER:But NOT SO FAST

All that begging and pleading must have given me FAVOR...so here I am, on the precipice of yet ANOTHER GREAT DEAL that I have found, worked with my partner and submitted an offer to be accepted, and...IT WAS ACCEPTED..YAY, but there is still so far to go...

Let me tell you a little about it: Case Study

Barton Place Apartments
Has been on the market since 8/25/08. Last week REDUCED the price. (Seller motivated) to a cap rate that is under our parameters (8% cap rate)(Cap rate=net income/asking price). But worth sending an offer on..YOU NEVER KNOW what seller MIGHT bite..we send an offer based on the getting a higher cap rate of about 11%. Knocked about 50K off their asking price.

My partner always says to me to start LOW and have them negotiate higher. So the offer was ACCEPTED right off of the bat. We are waiting for the seller to sign the LOI and fax it to my partner. So far, we only have to come up with 58+40K for closing and here is the kicker. WE HAVE NOT EVEN SEEN IT yet..

However, we STILL have about 30-60days to go before this closes, we will need:
1.A site visit
2.A property "due diligence" checklist
3.A business plan to submit for our investors
4.A signed contract-reviewed by a lawyer
5.Earnest money deposit or waived (10K)
6.1 or 2 investors(to come up w/90K) yes, truly NO MONEY DOWN
7.Closing and then 1/2 of the about 20K cash flow..if EVERY thing checks out is MINE every MONTH...(10K per month into my family's pockets..)

WITH this ONE deal, I could QUIT my jobs..STAY TUNED(we have seven more steps to go)......

C'Mon, C'Mon

You ever been waiting in line and you are in a hurry. You scan all of the lines in the store, pick the shortest one, because, TODAY..you have someplace to go and you don't have time to waste..there is about 3 people in front of you, they do not have much, the cashier is pretty efficient, everything is going along smoothly.

One person is checked out and gone...

Person two has been checked by the cashier and gone...

One more person and it is your turn..you look at your watch...you have about ten more minutes before you need to be in the car and gone..OR ELSE YOU ARE REALLY GOING TO BE LATE..you have one last person, this should not be a problem, they have about 4 items...yes..you will make it, THEN you hear..

"PRICE CHECK on ISLE 7", "PRICE CHECK on ISLE 7"..you are dissappointed that the price check wail you hear is coming from YOUR ISLE, person number 3 in the line has let you down..EVERYONE knows..when you get an item, look at it FIRST to ensure there is a price on it, or ELSE..

You look at your watch again...7 more minutes..you scan the other isles to see if you can quickly dart into another line..you see that the other lines are just as long..You also see the back of the lady who was behind you in the store leaving with her checked items EVEN THOUGH she got in the longer line...You think...who was the smarter one, now I bet she was not even in a hurry...you look at your watch again..2 more minutes..

PRICE CHECK on ISLE 7-The manager finally comes..the price is entered by the cashier..The person in front of you gets checked it is your turn..you have 30 seconds left and just 2 items...

YES..you know you are late...and you are going to hear it...BOY,,things ALWAYS happen when you are in a hurry...

THIS IS HOW I FEEL....I know that as I submit more Letters, and talk to my partner that I am getting one more step closer to the big "payoff" that is promised.. to all RE investors if they stick with it..BUT, as I realize that I have done 12 out of 21 LOI's, only five have been submitted..My partner is researching the others one...HIS have been accepted, mine have not..I just feel that RUSH, like I gotta get this accomplished..

I KNOW.. that I can do this...JUST LET IT HAPPEN...let ME be on time for once, LET ME...be the person that is giving the testimony of my first 100k deal...LET IT BE ME..LET IT BE ME in that FIRST PLACE in line..and not ALWAYS.. too late...(if it wasn't for that..seller, advertising, partner...whatever excuse...)

Wait a minute, Wait a minute did that just happen

The company I partner with HAS GOTTEN TWO OFFERS accepted..YAY..What does it mean for me, the student..NOTHING, but more work...

IT means that I did not make my first week goal of 14 LOI's. It was more like 6 and THIS IS WHY none of my offers have been accepted..THIS IS A NUMBERs game..The more offers, the more looks, the more acceptance..so, I GET TO GET MY butt right..I realize that I have to step my game up if I want to have a changed, wealthy extraordinary lifestyle..

I HAVE TO GET more LOI's..done. I need 21, I have done 9..6 have gone out..I NEED 12 more and I will get them by the end of the week..come on 12..I finally have secured my first interview and plan on posting it to my website..but I need to spend a little time with my website baby, perhaps get a little graphic design advice.. www.Justthe-RE-InvesmentFAQs.com..

I am also working on a newsletter to send out to a buyers list..busy, busy, busy bee's as one of my gym instructors say..I say busy bee's get the honey...

Are you ready for an Extraordinary Life!

As I sat there at my computer, my mind said OF COURSE...so many people live those lives, why can't I?

I am sure of a couple things:

Many of them are not smarter
Many of them do not work harder
Many of them are not "special"

They just took advantage of the opportunity presented and maximized it with a belief system and tools to lead them to success.(My Quote)

Hey....I CAN DO THAT!!! So I have a PLAN with my business and I will use this blog as an opportunity, accountability measure to GET THIS PARTY started..I can't wait. In fact in the next 30-60 days, here is my Vision, I plan to be:

Healthy-This was hoodie suit was my gift to myself for getting to be this wonderful size eight... I eat healthy and have a little fun in my diet with moderation,but I exercise regularly an am told often how great a body I have to be a 40 year old woman with two children and a husband.

Financial-I am a successful MOMprenuer..I have finally helped to "build a financial wall" with my family and now both my Mothers and (in-laws) homes are paid for, they want for nothing. My husband is able to quit his job and pursue his passion which is being a chef and owning His own business. I have been able to launch a successful Christian millionaires group that endeavors to help churches build the proper financial resources without just relying on tithes and offerings and shows each church how to legally and ethically care for their assests WITHOUT preaching about money every week. Because of our internet marketing, real estate and chef businesses, we have the ability as a family to enjoy living life without limits except the ones we set. We have been featured in business magazines as well as local articles on being successful, ethical entreprenuers in this day and age. My character of honesty, forthrightness and faithfulness is one that is admired and respected. I such a wonderful relationship with my creator that I cannot wait to be in His presence daily and read His Word. I am in God's presence anytime from 20 min-1hour. I enjoy challenging my body to fast and I continually see growth from fasting. Many times, God has lead me to the right timing with my home, business and especially ministry life. I am thankful that God was so forgiving of me when I was less close to Him.
Wife/Mother-My husband tells me that I am the wife he has always desired because of my thoughtfuless and dedication to making our marriage work. We are truly best friend and love each others company. We have FINALLY had the "wedding" we never had. I was so thrilled. Our sons just tell us that we are "icky" when we kiss... Even with children, we have date night every week and each week we have prayer time for and with one another. We even have developed a "Good night" ritual, where we talk about our day and it has worked wonders for our communication an reconnection. We are no longer a contentious couple, but a harmonious one that fights fairly and seeks good. Our children are growing up to be well-rounded, spirtual, social and educated

Ok, well I have done it. As you can see, I have sort of lost track of this blog, but in the words of Jack Nicholson in the "Shining" Iiiiiiiimmmm baaaaaccckkkkk".

But I am back armed with a plan. But first let me tell you what has been happening to me "in the trenches"

3 DEALS WERE accepted...YES!!!!! I was salivating for my first check. I was waiting to be the person IN THE PHOTO, on the VIDEO exclaiming how IN MY FIRST commercial DEAL I made....blah, blah, blah...BUT THEN if that happened I WOULD BE SAYING THAT RIGHT NOW. and this would not be COMMERCIAL REAL ESTATE EXPOSED.. in the TRENCHES now, would it?

So here we are sometime around January, I am feeling good and THEN these things happened..
1. Our mobile park deal BLEW UP, because we did not respond to the seller in time and he WENT BACK out of town. When he got back in town, HIS AGENT SIMPLY stopped responding to us..I am assuming he did not take us seriously or had another offer, either way. ONE DOWN

2.The second mobile park deal WAS NOT MOTIVATED..at one time, the seller agreed and then changed HIS MIND IN 3 DAYS...we were 30K apart in price(yes, that is a big deal) and then NOTHING...the agent is now trying to sell us other properties

3.THE BIG CAHUNA...5MILL PROPERTY that we were salivating for FELL DOWN..we found in the published literature that the AGENT gave us that there was a PCB pioing problem and although the sellers were motivated, they were not that MOTIVATED TO FIX that pesky problem that would have cost us 300-400k immediately upon delivery... So that stinks..

Now, I am back at square one, LOOKING UP 400+ MORE PROPERTIES...and emailing 20 agents and getting ready to crank up the LOI's again(my new goal is 14 per week)...I promise I will keep going until my time comes and I PROMISE TO POST THE PICTURE....
